Come enjoy spectacular ocean views from every room, sunsets over the islands, spacious deck, and hot tub. Our centrally-located classic PNW wood-paneled home nestled among Doug Fir trees is just 10 minutes from town & 5 minutes to 5,000 acre Moran State park, which offers incredible hiking & fresh water lakes. Each bedroom is located at opposite ends of the house for maximum privacy, each with its own en suite bathroom. We require a signed rental agreement. We accept non-shedding dogs.

Good to know

This classic Pacific Northwest home has picture windows running the length of the house showing off the magnificent forest and ocean views from the living room and each of the two bedrooms. To get even closer to nature, an outdoor deck also extends the length of the house, with a hot tub, BBQ, outdoor dining table and adirondack chairs. With a southwest exposure, the deck and home get plenty of natural light, accentuated by the various skylights. Each bedroom is at opposite ends of the house for maximum privacy and each bedroom features its own en suite bathroom. There is an additional twin bed in the living room. The house is just minutes from 3,000 acre Moran State Park where you will find incredible hiking and fresh water lakes for swimming, boating, and fishing. The village of Eastsound is just 10 minutes away (by car) and offers great restaurants, shops, and galleries.

Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between Jennifer Fralick (“Homeowner”) and ______________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: This property is located at: XXX Lindsay Way., Eastsound, Wa. 98245. The property is furnished and includes: kitchen pantry items, kettle, microwave/convection oven, toaster, cook- and bakeware, blender, iron, dishes, glassware, flatware, bath towels, spa towels, bed linens, hair dryer, dishwasher, BBQ, TV, Wi-Fi, hot tub. The property has mini-split heat and AC, and additional space heaters in the bedrooms. 2. Rental Party: The rental party shall consist of Guest and the following persons who are 28 years of age or older. (We require at least 2 cell phone numbers of guests in case of emergency). Maximum Occupancy: The maximum number of guests is limited to 5 persons (excluding children under 3 years old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $500 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. 4. Terms of the Lease: The lease begins at 4pm on _______________________ (the “Check-in date”) and ends at 11am_____________ _____ (the “Check-out date”). a. The house is located in a rural area. In such a setting, one may find local wildlife. Please keep doors (screen, wood, or glass) closed when you are not in the house to keep wildlife outside. b. Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between10;00pm and 9:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. c. Driveway speed limit is 5 mph. d. Outdoor Amplified sound is prohibited at all times. e. Smoking of any kind is NOT allowed in the house or on the property. f. There is a propane BBQ on the deck that may be used. There are no campfires allowed on the property due to the high fire danger. g. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of the Guest. If additional people visit during day and evening hours, there must not be more than 8 people h. The Homeowners and Property Manager are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The Homeowners and Property Managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. a. Keep the property and all furnishings in good order. b. A maximum of 3 vehicles are permitted at the property. m. Drinking Water: the water inside is monitored and tested by Washington Water Service Company and meets requirements set by Washington State. m. Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. n. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit any bath towels or linens to be taken from the premises. 6. Access: Guest shall allow Homeowner or owners’ agents or employees property access for yard and orchard maintenance. Workers may enter the property between 9am and 5pm daily for yard work or hot tub maintenance (Workers will not enter the dwelling unit. 7. Trash collection: property maintenance staff will retrieve garbage after guests leave. Please sort garbage and recycling into the two clearly marked containers. 8. Rental Rate and Fees All rental fees including tax, cleaning fee, insurance fee and/or security deposit, pet fee, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made. 9. Pets. We ONLY accept non-shedding dogs such as “doodle” mixes. Pets are allowed with prior notice. If guests bring a pet without permission, a fee of $500.00 will be billed to the guest. A non-refundable pet fee of $100 is charged for a single pet. Additional pets are an additional $50 per pet, maximum of 3. 10. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to: i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear. If the premises appear dirty or damaged upon check-in, Guest shall inform the Property Manager immediately. If Guest fails to inform the Property Manager within 24 hours or check-in, Guest will be responsible for any damages and excessive cleaning charges left from prior to their stay. 11. Hot Tub Rules: Hot tub hours are from 8am – 10pm. No glass in or around the hot tub. Plastic cups are provided. The hot tub is cleaned and chemicals adjusted after each guest departs. 12 Cancellation Policy: If a Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows: a. The host, Airbnb, and VRBO modify their cancellation policies from time to time. The policy in force at the time of the reservation will be the policy that will be honored if a guest should choose to cancel. If a guest has purchased trip insurance and can show proof of such purchase, and if the policy does NOT cover the entire cost of the reservation, then the host agrees to cover up to 100% of the uncovered portion of the nightly rate, but no more than 25% of the total nightly rate. If no trip insurance was purchased, no additional refund from the host will be paid. b. If Airbnb applies its “Extenuating Circumstances” policy to the reservation, then neither a) nor b) will apply as the “Extenuating Circumstances” policy overrides all other cancellation policies. c. We encourage all guests to purchase CFAR (cancel for any reason) trip insurance to protect the cost of their trip should they have to cancel less than 60 days prior to the reservation date. The most coverage available to purchase is 75% of the trip cost. The offer of a 25% refund of the nightly fee under the conditions specified above, gives the guest 100% coverage of the nightly fees for their reservation. The parties agree to the terms of this Short Term Rental Agreement as evidenced by acknowledgement on the VRBO website or the Airbnb website and the signatures set forth below. Das Haus ist wunderbar gelegen mit einem phantastischen Ausblick auf das Meer und viel Privatsphäre. Die Einrichtung ist sehr gemütlich, die Ausstattung ist top. Alle wesentlichen Küchengeräte sind vorhanden, auch Geschirr ist ausreichend da. Wir haben den Aufenthalt sehr genossen, insbesondere auch den Hot tube, der bei dieser Jahreszeit herrlich ist. Ich würde die Unterkunft jederzeit wieder buchen und kann sie nur empfehlen!

This home is amazing and Lawrence is a great host. The house sits up on a hill overlooking the water and San Juan Islands, providing great sunsets. The house is cozy and the prefect place for relaxing, yet is a short drive to Eastsound if you plan on spending much time there. Close to Moran State Park for hiking / biking.

We couldn’t be more happy about the house, location, and the incredible views. We had frequent conversations with Lawrence who answered us in minutes and was always so helpful. We were so happy to find this place and can’t say enough about how special it was. The house was well equipped with absolutely everything we needed. The views from the outside deck were absolutely spectacular and we got to see amazing sunsets every night. It was an easy drive into town to find shopping and restaurants. The proximity to the state park was also a bonus where we could hike and also see spectacular views of the area. We recommend this place highly!

We enjoyed our visit. The home was nestled on a hillside overlooking the sound. It was super cozy and we loved the large deck. Perfect spot for a quiet Orcas family getaway. Everything worked well in the house and the owner was very responsive
